Hosting is available at our home, in the driveway for smaller rigs. 25ft is about the max we can hold.
We also have plenty of yard for tent camping.
The picture is of the back yard...your rig will be in a driveway at the front of the house. no picture cause it is not pretty!! It is just a driveway.
Our profile picture is 8 years old....we look 10 years older now.
We will give you all you need, wifi, hydro, water, trash, recycle....a lovely but simple yard to hang out in... easy. Please do not offer to pay. Boondockers (was ) not about that. We will not accept. Your visit will only cost us the chance to meet you.
We are helpful and can give you local information.
We do ask that when you review us that you KEEP IT SHORT, one or two comments is fine. No personal info ...INCLUDING THE TIME WE HAD OR DID NOT HAVE TOGETHER. What goes on in our yard stays in our yard!!! We are rather boring,,, in truth it is more of a security thing. ( July 2020).
We are very skilled at cocktail hour. For us, hosting is a pleasure. We can social or not. Hang with you or leave you alone. Pretty relaxed around here.
We are retired and we act like it.
The lovely backyard is free to use whether we are out there or not.
If you need anything, just ask.
Ladysmith is a small town with a few highlights.

We were happy to host Jim and Karen. Very congenial guest. You're welcome back here anytime.
Karen was friendly & welcoming. She greeted us upon our arrival & helped to guide us into her driveway. She offered us electricity, water & wifi. Karen told us about places in the area that may interest us & were in walking distance. She advised us that we could leave our RV in her driveway for the day, while we explored Ladysmith. She gave us some tourist brochures, offered us the use of her backyard & invited us to join her for a visit around the fire.
Our hosts were very helpful and friendly! Location is great for local hike and stroll into the village. Many thanks!
This was my first Boondockers Welcome experience, and it was perfect! Thank you. :-)
A perfect stay in Ladysmith. Outstanding and welcoming hosts, lovely home and gardens, and a restful night's sleep. We walked around town, then down to the park. Picked and munched on blackberries on the way. There under clear skies we sat and watched the moon rise as night set in, enjoyed the waterfront view.
We settled into Jim and Karens backyard and talked of each other’s travels. She told of us of her brother Chris in Eugene Oregon our home state. We mentioned rafting the Grand Canyon and Karen told us her brother was a very experienced rafter and had run the Canyon several times. Long story short, I ran the Grand Canyon with Chris in September 2015. What a boondock connection. Jim and a Karen were great hosts and we loved walking to town for dinner and to the park. Hiking the Holland Creek trail was also very fun and close to their home. They go to Baja in the winter as do we so will connect down there this winter.
We were planning one night but we stayed two because of the wonderful hospitality of Jim and Karen. They offered water and electric and even showers in their home. We we there for a holiday weekend and were invited to a neighborhood bar-b-que. it was so nice meeting them and there friends. One of the best times on our trip.
Many thanks to Jim and Karen for sharing their space and their company. Such a nice town is Ladysmith and their beautiful place was matched by their hospitality. Got to hang out in their gorgeous backyard space and share stories. Was very nice to have electricity for the night and wifi too. Had a great sleep as well.
GRACIOUS AND FRIENDLY HOST. WE HAD A VERY PLEASANT VISIT AND NIGHT'S REST.
Jim and Karen were gracious hosts. They welcomed me and made me feel comfortable. We had great conversations and good times. I highly recommend them if you're in the Ladysmith area.
Karen was so helpful and a great host - we loved our stay in Ladysmith and look forward to staying again!
Parking was easy to access and it was a fairly quiet location.
Thanks Karen!!
Jim and Karen are fantastic hosts! I highly recommend a visit. Ladysmith has so much to offer to; beach, hikes, small town!
We have had a thoroughly great time!
Thanks for everything Guys :-)
We stayed at Karen and Jim's for 2 nights. Very friendly couple and a nice garden at their house perfect for a beer on a good day.
We just returned from a three week trip around Vancouver Island and the PNW and had the great pleasure of boon docking at Karen AND JIM. Karen was super responsive and flexible as our plans evolved and changed. We shared a cocktail after she helped us get situated and appreciated the tips (especially the cinnamon buns at the local bakery) for our trip north the next morning. Highly recommend a stop and visit if you are passing through.
A huge thank you to Jim and Karen for making us feel so welcome and comfortable for our two nights in Ladysmith. What a lovely little town and a great area to explore.
We also enjoyed our evening chats with our hosts tremendously.
we stayed with them another time and had such a good time. Dinner together and a nice tour of ladysmith, thanks for all that.
always safe trips and hope to see you again
Fantastic hosts. Shared local secrets and made me feel at home.
Ladysmith is a great little town to visit - you should stop and say hello to Karen and Jim and tour the town. One word. - charming.
We did not stayed at jimkaren's place only because of the schedule conflic but they were very up front with a lot of informations about where to stay in their sourondings. Would definatly recommend to send them an hosting request for your next travel on the island.
Came in a bit late, but got an heartily welcome from Jim and Karen. Got supplied with all we needed and more. Highly recommend it and would def return!
Thanks guys
we stayed with jim and karen for 2 nights in early spring, so we had 2 evenings and a dinner together, where we shared stories and experiences as well as thoughts about god and the world. they made us feel so welcome, that we easy could spend a week. hope to meet again somewhen, perhaps in fall.
The host were very kind and generous in giving us a tour around town. They shared their knowledge of the area and went above and beyond in helping us. As newcomers to the island, we felt very welcomed by them.
We stayed for only 1-night, but long enough to appreciate their generosity and helpful nature. They even gave us access to a squeeky clean new bathroom and welcomed us to use their big gorgeous yard. Really lovely folks. Made us feel very welcome and at home. Highly recommended :)
We stayed with Karen and Jim for 3 nights. They went completely out of their way to make us feel at home, we weren't just invited to use a parking space, we were made to feel like family. Their advice on things to see and do in the area was very helpful, it gave us the opportunity to explore places we wouldn't have known about otherwise. They are a fun, welcoming couple and we hope our paths cross again sometime in the future.
