Debbie and I live out in the country. We like hiking and outdoor activities. We like bonfires and spending time in the woods or in the garden. Debbie is a long time runner, I used to be.....
We are a physical therapist and physician assistant. We can garden and we are in the planning stages of building out a cargo van for long trips.
Two friendly dogs that live in the house and two cats that live in the barn or garage.
We travel with the dogs and leave the cats home.
Anywhere we have not been.
South Wales, New York and East Aurora, New York. Small town USA with a quaint Main Street and small town things to do.
Very welcoming hosts. Pleasant conversation over a cold beer as they made sure i had everything i needed.
Was able to take a nice walk along the path through their property in the morning. Perfect hosts!
This was our first stay at a BW site and we're afraid the bar has been set very high! Our host was easy to communicate with, helpful with directions, a pleasure to meet in person, and provided a wonderful spot for our 27' airstream to park. In addition, he had power and water that we could use. My wife and I took a short walk out thru the woods on his property and really enjoyed it.
Lastly, we really enjoyed our visits to the nearby town of East Aurora, with great dining, coffee and shopping options (check out Kickstand Culture if you're a bike lover).
I had the most relaxed and restful weekend all thanks to the pleasant atmosphere and kind hosts, Mark and Debbie.
Sleeper's Wood is a beauty, quiet and lots of birds. At the end of July the nights were cool and breezy.
My popup got a great spot in the spacious driveway and it was easy to backup.
Mark suggested a street fair in East Aurora and I failed to get on time. Thanks for the hospitality and your enthusiasm.
The van mods are on the way I see that'll be great new travel adventure for you!
Our stay at Mark and Debbie's was awesome!! Their property was an oasis just south of Buffalo in the rolling hills. Beautiful spot that was very convenient for our trips into the city. Immediately, we felt welcomed and right at home. Honestly, Mark and Debbie are the kind of people that you meet for the first time and yet feel like you've known them for years! Thanks for your hospitality. We are already plotting when we can come back!!
We spent a restful night at Sleeper's Woods, enjoyed our conversation with Mark about everything RVing and designing his RV build out. We were especially appreciative of his recommendation to visit the Roycroft Campus in nearby East Aurora, it is well worth spending a day at Roycroft learning about the Arts & Crafts history in America.
Thanks Mark, happy travels with your Sprinter custom RV!

This is not only a convenient place to stop overnight but you park in the woods with the birds and sounds of nature. Before dark we wandered the newly formed walking path on our host’s property. We chatted with our hosts before they went out and talked about our Pleasureway and how they have just bought an empty Sprinter shell to create their own Class B camper. Good luck on your construction job. Hope to see it next year!
What a wonderful quiet place to spend the evening. Even though Mdsleeper wasn't home when we arrived, our parking space was clearly obvious with an electric cord provided. When Md arrived home we had a great conversation and a tour of his new garage, followed by a walk in their private woods. We would recommend this place to anyone and hope to visit again and have more time to talk.
I appreciate the Sleeper's for allowing me to stay on their property while I spent time visiting w my Mother at a nearby nursing home. Their residence & the nearby countryside is absolutely beautiful & they are very gracious to share it.
Thank you Mr & Mrs Sleeper & their son John.
Sleeper's Woods is a great name for this location as it's not only the host's name but what we did well while there!! It's so quiet and peaceful that we were able to have a couple of great night's sleep which is not always easy to do while on the road and in campgrounds! Mark & Debbie were so accommodating. They have a beautiful home and a great level space to park the RV, and even offered electric and water. We didn't get to see much of them as we were only there a couple of nights, and one of those we were out late visiting Niagara Falls which is only an hour away. Hopefully we can return the favor and host them some day if they pass through Texas! ~Kim & Joe
This was our first time using Boondockers Welcome, and it was extremely enjoyable. Mark and his wife have a beautiful property, very easy to find, and very easy to maneuver our 25 ft motorhome. We had enough privacy to feel comfortable, yet we were welcomed very enthusiastically. We felt at home, and wished we could have stayed longer! Hopefully we will be able to use these accommodations again in the future.
