We are located in West Central Florida in Hernando County. Our property is 1 acre with our home right in the middle. To the rear of our property is 30 acres of wooded private property and we do have wild animals so pets must be kept close by. We have space all around our property enough to accommodate pretty much any size RV or Trailer combination depending on whether any services are required and vehicle weight.
Our property is quiet and secluded but we are only 6 miles away from a shopping area that has a Sams Club, Walmart, restaurants and clothing stores. An RV service center is about 3 miles away if your rig needs service. I cannot vouch for them but our previous guests have used them and no one has ever said they were taken advantage of so I assume they are a good neighbor business.
If you need mechanical work performed on your puller or toad vehicle one of our sons owns an automotive shop about 10 miles away. He has the lowest price and is the busiest shop in the county so a 2-3 day wait for an appointment is typical. He will also do basic mechanical work on smaller motorized RV's at his shop which is SIGNIFICANTLY less expensive than having it done at the RV dealer. He can do tune ups, oil changes, starters, charging system, wiper blades and even some brakes. If your RV is under 30 feet I am sure he will try to accommodate you and your service needs. All of his technicians are certified and required to take on going learning.
The listing only allows us to specify a stay of a maximum of 5 nights. We are not that rigid. If we are not traveling we have had guests with us for much longer periods. You may request in your initial email any amount of nights stay and we will accommodate you if possible.
We have (3) 30 amp hookups and fresh water from a 140' well that is softened and filtered prior to entering the house. If you don't mind dropping your trailer or toad the cleared area is large enough to fit both vehicles if your rig itself is less than 25' and the toad or pull vehicle together would put your over 25'. We also have secure encrypted WIFI on the property.
If you just need parking over a night or 2 and are self contained the front of our property is long enough to park rig/toad up to 40+'. We could theoretically fit 4 guests or more on our property but only 3 would have access to power. Water alone can be reached with sufficient hose length from anywhere on our property. Our well with fresh filters pumps at 85 PSI so a pressure regulator is highly recommended to make sure the pressure does not exceed the 45 PSI recommended by most RV manufacturers.
There is NO FULL hookup to a septic or sewer to dump your tanks here on our property *but* if you have a macerator pump or one of those Valterra Sewer Solutions you can use our homes septic tank to pump your waste tanks out. if you are not one of the lucky ones with a pump solution then there is an RV service center about 3 miles away that does allow you to dump for *free*. That said, if you can guarantee a CLOSED black tank and you do NOT put ANY food down your kitchen sinks you can drain the Grey water onto the grass directly since our soil is sand and any water will disappear quickly. There just CANNOT be any food particles or human waste that would lay on the ground.
Our property is surrounded by trees and we have 30 acres of woods behind us. We have fox, coyote, raccoon, squirrels and wild turkey occasionally. We would prefer to NOT feed them. :) We also have plenty of Blue Jay and Cardinal families that frequent our property. In season and when we have sunflowers growing we are also visited by Humming Birds.
Are you self sufficient requiring only a place to park and sleep? The Florida Sunshine is free.
* 30 amp electric power is available at $10 per night ONLY IF YOU DO NOT USE ELECTRIC HEAT of any kind. I wish I could put that sentence in BOLD type. You MUST use propane for HEATING if you need it. No electric fireplaces, no portable electric heat of ANY kind. .
* The nightly electric fees are kindly requested to be *paid in FULL upon arrival*. We can accept cash or credit/debit card only no checks. If you do wish use a card we will add a 4% fee to the total to cover our service providers cost to us.
* No trash on the ground. We have trash cans right next to the house that you are free to use and we also recycle here if you want to separate your recycling for twice weekly disposal. If you do use the recycling bins, please break down any cardboard boxes so that we can fill the bins.
* NO SMOKING *anywhere* on our property. Due to treatments for cancer my wife has a weakened immune system and asthma. Smoke, heavy perfumes, scented candles and sprays all cause her to have difficulty breathing.
* BBQ grilles are allowed and encouraged so you feel at home but must be kept clean and put away at night so as not to attract wild animals. We also have a steel barrel and plenty of tree branches. If you'd like to have a camp fire you are free to do so as long as we are not in a burn restriction by our county. Currently we are open to burning.
If you have pets you MUST cleanup after them. You can bag it and place it in the trash can right next to the house. Our trash is picked up twice a week and we do offer recycling here if you are environmentally conscious as we are and also recycle. We do allow our dog to roam freely and not on a leash so your pets *must* be well behaved and controlled around other animals and people. Your well behaved pets are also free to roam anywhere on our property.
Although she loves all animals my wife is highly allergic to cats and may not at times want to get to close to them. We have yet to find any animal that she cannot make a friend. She is our pet whisperer. I love animals as well but I don't have that same ability to attract pets to me that Linda does. You will find Linda cannot resist petting your animals yes even cats and will talk to them like a part of any family. If this is something you don't think you or your pet would appreciate, please be sure to let us know.
We do ask that you please let us know when you to plan to arrive at our property. We like to be home to welcome you and help you get settled in. What time of day you arrive or depart is entirely up to you. We do not have a check in or out time. Please also at least let us know when you will be leaving us so that we can say goodbye and plan for our next guests arrival,

Road into the property is clear of low trees, all roads are blacktop and in good condition. Our driveway is concrete and curved into our property. The driver would *need to be experienced* and comfortable BACKING into the spots. We have backed in a 30 foot center console fishing boat on trailer with a dodge pickup and a 29' travel trailer so it is possible to do so without any damage or major difficulty. We have had guests with 40 foot 5th wheels back in without a problem.
We have a cleared parking area right next to our driveway and a 50' grass/sand area right next to our home. There is also parking available at the front of the property.
We are generally available at any time of year but do travel occasionally for business. Its is not usually for more than a few days so we are available often. The best way to find out about dates is to email us to let us know when you'd like to come visit. We'll check our calendar to make sure we'll be here for your arrival so we can welcome you to our home.
We're looking forward to one day soon rent our home and going on the road full time. We would love to hear your stories, any advice for full time living you might have if you don't mind sharing some of your time with us but your privacy will always respected.
We do have access to 30 amp electric service, fresh water and free WIFI. The electric is available for a fee with limitations defined in the house rules section. Please be sure to REVIEW the house rules.
If you do need the electric power depending upon what sire we have you in it will be located on the RIGHT side of your rig so if you are a SMALLER motorized RV you can either pull in and back out of the site as needed or you will need an extension for your power cable to reach the power connector on the side of the house. The fresh water is in the same location. Both will require a longer length to reach unless you pull in and are comfortable backing out. We do have a 30A power extension you can borrow for your stay if you need one as long as no on else is using it. There is a Walmart and an RV dealer within 5 miles so if you need to purchase one you can get one locally..
Fresh Water is from our well and comes from the fresh water aquifer 140' below us. It is softened and filtered twice before coming to the house. You will need a pressure regulator because our well is 80 to 85 PSI when the filters are fresh.

Weeki Wachee Springs Mermaid / Water State Park, Honeymoon Island State Park and Bayport park are about 10 miles or less and offer small public beaches. Bayport offers large pavilions, small covered tables and benches, charcoal grilles, fishing pier and wonderful Gulf sunset views.
There are fresh water springs that offer Kayaking, pontoon and john boat rentals. You can swim and snorkel/scuba on charters or from your own rental boat. Rental Scuba and snorkel equipment is also available. Come swim with the Manatees!
Not far (about an hour) to Tampa for Lowery Park Zoo and Bush Gardens, also access to Clearwater beach, Desoto Park to our south. Orlando is about 90 minutes drive so you can take a day trip to Disney or Universal Studios while your rig is safely here at our home. We have quick access to Interstates 75, toll road 589 and US19 to and from our home. We are centrally located to everything you could possibly want or need.
Karen and Linda are over-the-top hosts. They are helpful and and kind; knowledgeable and skilled in RV maintenance. This is my second stay with them and I'm sure it will not be my last.
Karen and Linda are host extraordinaire. They were very friendly and their location is perfect for visiting the area. Peaceful and quiet. Surrounded by trees. We had a family emergency come up all of a sudden and they helped us come up with a solution. Thank you for all your help and understanding. You are a excellent example of great people and are very special boondocker hosts. Thank you again.
Karen and Linda are remarkable hosts. I was invited to stay on their property while they were away for a while and then when they returned I was invited for a delicious dinner with them. Fascinating stories kept the conversation going even after dinner. My stay with them was generously extended when I discovered my plans for moving on fell apart. I as if a close friendship is in the making.
We really enjoyed our time here. The space is quiet, and the neighbors are great :) Karen even climbed on the roof and helped me switch out the gasket on our A/C which turned into a half day project.
New friends, great spot to park couldn’t have been a better experience. Look forward to coming back!
This was our first experience with Boondockers Welcome as a guest! It was great! Karen and Linda are gracious and knowledgeable hosts. They were fun to visit with and trade our past experiences and adventures. They are welcome to come to our boondocking site so that we can share our little part of the world.
From the minute my dog and I arrived, Karen & Linda could not have been more generous and accommodating. Karen knows a thing or ten about RVs and, luckily for me, was able to diagnose and fix an electrical problem that arose while I was there. The problem resulted in me having to stay an extra night which was absolutely no issue. Their son also owns a thriving auto repair shop - fortunately he was able to fit me in for an oil change and inspection on my rig while I was there so I left Karen & Linda’s feeling absolutely confident I can continue my journey for another 5,000 miles without worry.
We enjoyed a number of meals together over the 4 days I was there and I met two of their young grandchildren who were both delightful. They also have a sweet little dog and a very entertaining parrot. Theirs is a home filled with love and kindness and no judgement whatsoever. I will be forever in their debt and sincerely hope they make it up to Canada one day in their rig so I can return their hospitality.
The most welcoming hosts we could have imagined for our first Boondockerswelcome stay. Came to the area to look at some properties to buy. Karen and Linda were so helpful explaining where everything was. We felt very welcome. Karen's extensive knowledge with the inner workings of RV's helped us out several times during our stay.
Thank you Karen and Linda for such a wonderful time at your home. It was a pleasure to get to know both of you and also to meet Pebbles and Dusty Rose. We need your recipe for the keto meatballs !! Your hospitality was overwhelming and gracious. We wish you the best of luck as you pursue your dream of hitting the road in your vintage RV and hope to meet you on the road whenever we are in the same area...or visit you again at your place next time we are down your direction.
Words can't express how we're happy that we stayed with these amazing hosts. Karen and Linda are most welcoming, caring and outgoing people we've met in a long time. They have breathtaking life story to share and one night is just not enough. We would love to stay longer but we have to catch up with our travel schedule. We will definitely come back again. With Boondockers Welcome we knew it would be a great opportunity to meet new people and maybe make new friends, but with Karen and Linda we found a new family ! They are two amazing women ! They were very welcoming and respectful. We had a wonderful time sharing stories over a meal, laughing and spending time together. Karen even helped us fix the awning of the rv when the new part came in. Meeting them was certainly one of the best highlights of this trip. We love you both ! Family forever ! We can"t say enough about Karen and Linda's kindness. They let us stay a second time so we could be near family for the holidays. Once again Karen helped us out with many rv issues, including when our door lock broke and I was locked in while Randy was locked out! We shared a meal again and really enjoy there company. We are thankful that they hosted us again and feel like we have made lifelong friends.

What a nice experience. Karen-Linda are wonderful hosts. They are friendly, outgoing and couldn't have made me feel more welcome or comfortable. I stayed with them for two days, during which time they were quite busy with their lives and I had my own agenda, but it was a pleasant experience from the time I arrived until I left. They like people, so you'll feel welcome by them, too. Thanks Karen-Linda for being another reason that my lifestyle of full-time travel is so grand.
