Because of the location, smoking is not permitted due to wild fire risks.
Gas BBQ's allowed, but charcoal is not, for the same reason.
Cell phone reception is very sketchy, but a 2 mile drive usually gets me a signal.
STRICTLY NO SMOKING OUTSIDE OF VEHICLE. NO DESIRE TO BURN DOWN ALL MY NEIGHBORS.
Limited electrical can be supplied if medical conditions require it..
This will Not be adequate to run electric heat or A/C.
12 Km of curvy but very driveable paved road, uphill from the nearest highway.

Currently available year round, but you'll need to be self-sufficient with your power. Water to fill your RV tank is most likely available, but don't count on it during the hot summer months (creek fed water system).

Got a snag in my travel plans but Steve was most accommodating and made sure I had all the directions. I had a lovely stay and visited his chickens and ducks. Both Steve and his wife are helpful and friendly people. They are generous and they gifted me with some wonderful chicken eggs and even a few duck eggs to try before I left . Dog Tessa is very friendly too. Can highly recommend staying there.
Our short (one night) stay at Pepperhead's property was wonderful. After having spent the past two months in a densely-packed park near Vancouver, it was such a treat to find ourselves in near silence! The starry sky, nice talks with our host, farm fresh eggs, and a fantastic cup of coffee...icing on the cake!! Thanks so much for a great stay. We look forward to visiting you again in the future!

Hosts are wonderful people, a friendly and supportive couple who went out of their way to make our stay a memorable experience for us and our dogs. We even were gifted with farm fresh eggs and freshly picked Italian plums! Highly recommend. Will definitely stay again.

Beautiful location in the rural area of mission, BC. The Pepperheads, and their in laws, were very nice. We were treated to farm fresh chicken eggs from their farm! Loved their little slice of heaven. The hay field was flat and level.
PepperHead are excellent hosts, very easy going and we shared lots of stories together in the short time we had to stay. He is an advocate for the area so be sure to stay and see what you can as we ran out of time to. The property is lovely set amongst the hills with a large field to park our big rig. Their dogs are just lovely and our dog enjoyed the space to run around and be free! Highly recommend these lovely people.
We had to attend to family matters in Vancouver and PepperHead were so helpful as they allowed us to leave our rig unattended on their lovely valley property for 8 days. Even though it rained for the entire week their hay field was very solid and perfectly drained so it was an ideal place to campout surrounded by peaceful hills and terrain. Their pets were so friendly and well behaved. We look forward to meeting them again in the spring. Best regards, R & S
