We have a large yard (a few acres) in a semi-rural area. We offer a patio, patio table and chairs. Could accomodate up to 35ft MH or 30 ft trailer with a tow vehicle.. Many nearby conveniences (see 'Local Attractions' below).
We are not fond of hyper, in-your-face, yapping, noisy, snippy, or licking pets, but have no problems with a couple of quiet, well behaved pets that are picked up after.
We have one 15 amp exterior plug as well as spigots available with good well water. We have wifi available to most if you have a decent receiver booster. Ask for password. 1-2 nights. If longer needed, lets talk.
Just common sense curtesy. Inform us by TEXT or phone call.(NOT the BW
messaging service. It's too cumbersome!) of expected arrival time (12 to 24 hrs ahead & again 30 - 90 mins ahead). Do not arrive when we are not here to welcome you. We also prefer to be here when you leave, unless we make plans otherwise because of a conflict of schedules.
Inform us of any difficulties that we may be able to help with. Glad to help, offer advice if we can, even early or late. You can call, text, or knock on rear sliding glass door (if we're home).
Upon arrival (to avoid having to back up), just barely pull part way through gate, enough to get rig off the road. STOP. HONK a few times or call us. We will come out to direct you which side of house to go, depending on your preferences. You may need to turn sharp left across front yard or go slightly right to go around back. Often best to get out, walk around, & decide which will be most suitable for your rig. Vans or very tiny RVs will have no problem turning around anywhere in yard to get best situated. Later rigs need to assess situation before proceeding..Bagged trash or recyclables can be placed in appropriate trash cans ( ask about location).
Short distance (1 - 2 miles) from multi-lane highways. All paved roads, clear, easy access until getting in the gate. Small & medium sized rigs are easy in & out. Our driveway/gate/mailbox/ditch configuration makes anything larger than a 35ft motorhome or a 30ft travel trailer difficult or imposible to get in our yard. (Our son's 30ft TT pulled by a E350 van barely fits). I would think a 35ft 5th wheel would be okay except possibly some large limbs may be an issue for very tall rigs.
Driving over fairly level grassy area circling our house generally requires no backing. Easy in & out.
Towed vehicle or tow vehicle can stay attached or parked separately (in yard only, no street parking). There are level areas available.
Easy drive over grassy area makes complete circle around house, so backing is usually not necessary. Other than tightness at front gate that requires caution when pulling in, it is very easy in & out.
Other commitments are currently causing some irregular unavailability, but give us a shout. We'll gladly welcome you for days & arrival/departure hours that work! Just ask!
Also, check with us if your plans require leaving between 6am - 10am on a Wednesday or Friday, or 6am - 12pm on Sunday as we have early morning commitments on many (but not all) Weds, Fri, & Sun and want to ALWAYS be here when guests arrive or depart. Arrival between noon & 5pm are good most any day, or later during summer daylight hours. Some early morning arrivals are okay. Just ask.
Hudson is an unincorporated area of Pasco county that had developed immensely over the 50 yrs we've lived here, so almost anything is available very close by.

We had a wonderful overnight stay and actually wished we had planned to stay one more night. We had a warm welcome and guided to a nice shady spot. To top it all off the icy lemonade The hostess brought us was heavenly!
We were greeted as we arrived. After setting up, we spent couple of hours chatting with her. She filled us in on where to go to see the sunset, dine and the beaches . It was a very nice experience for all.
It was a short stay, but they were really nice and I hope that I can host them at my place in the future. It was a nice place with lots of room.
The Millers backyard is a perfect getaway in a nice location! We very much enjoyed our stay and we were able to go up to Three Sister Springs and actually swim with the manatees there! The Millers back yard is close to shopping and a very nice park right down the road. Our hosts were also very pleasant and we had lots of nice chats about the area and life. Oh, and the nearby beach with restaurant overlook deck was great- we had a drink and saw dolphins swimming in the bay! Thanks Millers!
We spent 2 wonderful days with Lois and John. They have a spacious backyard and we enjoyed great conversation on the patio. (Social distancing) Veterans Memorial Park is a short drive, we enjoyed the fitness trail. If you have children they have a nice playground. Thank you Lois and John for hosting us!
We arrived late due to a battery issue. We were met and guided to our spot. Most hospitable folks. We would stay agin if we’re in the area. Thank you very much!
Excellent location. Lots of trees and close to amenities. Hosts very friendly and helpful. Would recommend this location to others travelling in the area.
My brother and I arrived on Sunday morning February 15th around 5 p.m. Both hosts greeted us with big smiles and waved us in. Guided us to a nice shaded area amongst the trees in their backyard. Great little spot...hydro, water, wi-fi and lots of room for our Border Collie pup to run on her long tie-out. Both hosts very helpful as they supplied an adapter for our power cord and offered lots of information on the local tourist attractions.
We would highly recommend "rosegramma" to anyone else travelling in the Hudson area. Thank you again! You made our first Boondocking experience a memorable success!
These folks are caring and nice. Enjoyed talking to them and hope to see them on the road or at our house. Hope they get the van of their dreams.

This was my second time staying in Millers Backyard. These are two folks who are the epitome of what the Bookdockers Welcome experience is all about. Friendly, accommodating and have an excellent property and location for the nomadic boondocker. While they were hosting me, they also hosted a delightful young couple from Quebec. Lois & John are consummate Boondockers Welcome hosts. I look forward to staying with them again in the future. Thanks, guys - you do it right!
Beautiful home and property that easily accommodated our rig and car without having to unhook. Lois and John are so friendly and easy to talk to. They made sure we were comfortable and hooked up to electric and water. Quiet area for a good night's rest.
We had a short stay and wish we had more time to spend with our hosts. We chatted in the evening and again in the morning before we had to rush off. The milk for our cereal had gone sour and our kind host brought some out to us from her kitchen! How helpful is that?!?
We enjoyed our stay very much with Lois and John, aka rosegramma. The site was perfect and the welcome we received was inviting. Although we stayed only one night, Lois and John felt like old friends when we left.
We were warmly welcomed and had a nice visit. They knew the area well and helped us with a couple of beach suggestions for us and our small dogs. We were a long way from home and they made part of our trip feel very home like. The coffee in the early morning at our outdoor table was a special touch. Would love to go back sometime just to relax with them in their lovely yard.

Our plan was to go to the Dali museum, so we were a little in a hurry the next morning and we missed the coffee and the breakfast,she offered,and that was a pity.

Wow! You couldn't ask for nicer and more helpful hosts. John and Lois are awesome. I spent two days and everything was perfect. They provided shore power, water and great info on the local area and things to do, places to see. I have two more wonderful friends from the RVing and Vandwelling lifestyle. Wonderful people I'm so glad I got to know them. They hooked me up with electricity water I even had Wi-Fi available.
They parked me out besides her gazebo where we had a good time visiting. Hope to get to stay there again with them or have them visit me up in New Hampshire

We really enjoyed our visit with Lois and her family. They made us feel so welcome. When we left there we were headed to the keys and Lois went out of her way to help us with reservations is that area. A special thanks to her for that help. Couldn't have done so well without it.
