If the ground is dry (and no rain expected), there is room in the yard beside our camper.
That spot is not completely level, but a lot of folks have been able to use it.
If the ground is wet, or you need a completely level spot, we can put a rig on the concrete pad in front of our garage.
You will need to either back into the driveway when you arrive or back out of it when you leave since we do not have turnaround space.
The good news is that the driveway is straight, though.
Quiet, semi-rural area. 3 miles to WalMart and all of the things that surround a typical WalMart.
Pets need to be on leash since we have a lot of dog-walkers in the neighborhood.
The reason for "barbecues not allowed" is the danger of wildfires.
In general we just ask that our guests fit into a quiet neighborhood.
The main entrance to our subdivision (Naylor Road and Emerald Sound Blvd) has been rebuilt and can now be used by most rigs. The weight limit for that entrance is 15,000 pounds.
Enter the subdivision through Naylor Road and Amber Lane if you are over that limit or taller than 12 feet (to avoid some limbs near the entrance).
If the ground is dry, parking is available on the grass.
Otherwise we have a concrete pad that is also available.
Two main things can affect our site availability.
1) If the ground is wet, only the concrete pad is available.
2) If the travel bug hits us, we may decide to go somewhere and we like to have the option to do that on short notice.
45 miles to downtown Dallas.
49 to downtown Fort Worth.
Anything north of downtown(s) will be closer.
We are near US 380. Many of our guests have been "just passing through".
This is our third experience with BDW and I just can't say enough about how kind and accommodating everyone is, especially NorthTexsippians! They greeted us upon arrival, helped me back in, and showed me everything I needed to know about staying on their property. Despite the current state of human affairs with distancing, NorthTexsippians were warm and welcoming, immediately inviting Stellar to play on the playset outback and saying hello to our kitties :) Their property is beautiful and serene with lots of trees and a gorgeous yard nustled in the unassuming hills of the Dallas area. We are very happy to have met them and look forward to potentially crossing paths again. Thank you NorthTexsippians!
Unbelievably beautiful location & helpful hosts. I was road weary with maintenance issues upon arrival but F & J were so kind, including a referral to a shop in Denton AND an offer to stay another night so I could have the repairs made.
F & J were a Godsend at a time I needed a break from the road in a cool, quiet, level spot with 30amp service & water hookup. They even allowed me to leave my trash with them. I just don't have enough words to convey how comfortable they made me feel.
Coincidentally, they are related to another wonderful host I've stayed with in north Florida!! It's a small world after all.
Hosts responded quickly to a request to stay the next night and clearly communicated with me - even by placing cones where they preferred I park. Since heavy rain was coming, I opted to only stay one night so I could scoot out before rain.
In addition to their hospitality, I especially appreciated the green, treed expanse around me after being in the concrete jungle of the Dallas/Fort Worth area. Highly recommend both hosts and location.

They treated us to good fun conversation on the front porch looking out towards the lake in the distance. Their subdivision is all acreages filled with beautiful homes, which would be multi million dollar homes in the part of the world I come from...... gorgeous........

Lovely two nights spent at this beautiful location. Lots of trees. Frank and Jane are extremely nice. Frank was nice enough to hook his truck up to our tow and moved it to the street for us. Highly recommend.
What a lovely, peaceful place to park your rig. And Frank and Jean are so thoughtful. Because it had been raining so much, the grass under our RV steps was muddy, so Frank told us Jean said to put a rug down. My husband said it wouldn't really be necessary, and Frank said, "My wife said to, so it's going to happen." LOL!
Stayed 2 nights and all was well. The Texsippians gave us some good pointers on local restaurant and peek traffic times. I needed a 30amp extension cord and I borrowed theirs. Enjoyed and appreciate it very much hope to see ya again!
P.S Bought my own cord where else but Camping World (lol)
Very upscale and safe neighborhood. They were very accommodating to me and my dog, and provided electrical and water. The spot was quiet and lovely. They offered to let me stay a few more nights but I had to venture south of Dallas and did not want to go back through that traffic! Overall great place to rest your head.
This was our first time boon-docking and it was a great experience. Our hosts were very friendly and helpful as it was our first time docking and we needed some help with the driveway (experienced drivers will be completely fine). They were very patient as our arrival time changed from 2pm to almost 9pm due to us not understanding trailer travel time and coming from North Austin as well. We didn't stay as our brother lives just 15 mins away in Denton but they did offer all kinds of amenities and we would've loved to be able to stay and get to chat with them longer. Also replied within the day for us and since we were a short notice arrival, this was very nice.
The neighborhood is great and very calm. It was a pleasure to spend the night there after the hectic Dallas traffic. NorthTexippians is very knowledgeable of the erea and the kids loved it.
I highly recommend this host.

This was my first Boondockers Welcome stay and it was THE most pleasant experience. Frank met me when I drove up and showed me the space, which was perfect. Their hospitality and kindness were the best. The spot was in a safe, beautiful area and quiet all night. I hope one day I can repay the kindness by hosting them at my place. They will always be welcome. So, in summary, highly recommended!
This was a great spot! The neighborhood was very quiet and the spot was spacious and private. They were very accommodating and very friendly! Frank shared some stories and a photography book with us which we really enjoyed. If you are looking to stay in a more rural quiet neighborhood this is the spot for it!

Frank and Jean were extremely friendly and kind, even though I had mechanical problems and I ended up staying Way longer than I intended to. Definitely a nice, quiet neighborhood but convenient to shopping and services. Lots of great conversation too. Can't ever thank them enough.
The entire neighborhood is so beautiful and quiet. There are so many stars (and sometimes deer :-0) at night. We have thoroughly enjoyed our stay! Beautiful property and fabulous people!

What a great place to stop and relax for a bit. Frank and Jean were wonderful to let us come visit even though they themselves were trying to get ready for a trip. Sitting on the front porch relaxing with them with a view of the lake was the highlight of our time with them. Convenient to both Dallas and Fort Worth, yet a quiet neighborhood on a lake is a perfect setting.
