Our 1.1 acre lot with our home is in a rural neighborhood that does not have any HOA. Our neighbors are a mix of manufactured homes and site built homes on 1 to 4 acre lots. We are located 25 miles East of Tucson city limits and 5 miles West of Benson city limits. You can access most tourist attractions in Tucson within 45 minutes of our home. We are located approx. 2.5 miles from I-10. You can easily access Tombstone, Bisbee, and Sierra Vista from our home too. There is a Dollar General (Mescal side) and Chevron (overpriced) gas station at our exit. You have to travel a minimum of 10 miles to the closest Walmart. Boondockers Welcome sets a 5 night maximum, but you can request a longer stay. We are located in Pima County which does not allow people to live in an RV for long periods of time, so less than 4 month visitors are welcome. The RV parking spot is right next to our home with a 50 AMP hook up. We are on well water and septic system. We can allow hookups, but ask that boondockers be mindful that we are sharing our water and that it is a septic system. We prefer there not be harsh chemicals used and septic safe toilet paper only, please. The spot is next to our home between our water well house and a tree. It is best to plan on arriving BEFORE dark so you can back into the spot without damaging your RV on the tree or well house. Hopefully you are really good at backing up since it is NOT a pull through spot. We have 3 dogs on our property. Dogs bark, roosters that crow and there is a train track in the distance that you can hear all hours of the day. It usually is very quiet at night (other than the train approx. 3 miles away) though with great views of the stars. There is a large herd of deer (tick carriers) that travel across our property between the houses, so be aware of that if you have pets. Our dogs bark too so we try to keep them inside from 10 PM until 6 AM (approx. after sunrise). Please DO NOT touch, pet or feed the horses or dogs. They are animals and can be unpredictable. It is a pseudo rural location with wildlife, insects and prickly plants, be aware this is not a resort, but our home. Happy trails! Suggested Local Attractions: Ideal location in Southern Arizona right off the Interstate with Tucson located 30-45 minutes West on I-10 and Benson is located 10 minutes East on I-10. The free Benson Visitor Center is worth the stop and with free parking. Kartchner Caverns State Park with Apache Peak is located East less than a 20 minute drive away. Pima Air & Space Museum is located 33 miles away and only a 30 minute drive West. Sierra Vista OR Tombstone is 45 minutes Southeast. Bisbee is just 60 miles from our home. So you can visit some of the best tourist attractions in Southern Arizona here in 3-5 days depending on your pace.

House Rules

No Smoking anywhere on property. High wildfire risk area. Children MUST be supervised at all times due to the nature of our location. We do not have fencing other than for horses and our dogs. There is wildlife (deer, javelina, skunks, bobcats, mountain lions, stray dogs, stray cats, etc...) that come through our property. Please do not run generators after 10 PM and before 7 AM. Please bag trash for disposal in provided trash containers next to the garage. Please keep dogs, cats, pets on leash. Please clean up pet poop. Please plan on arriving on your 1st night BEFORE dark. This way you can avoid damage to your RV. It is much easier to find our home and back into the RV parking spot when it is daylight out. It is very dark out here in the country. Please BEWARE and do NOT feed or touch the horses or dogs on property.

Location

Access Road Conditions: The drive in from I-10 is just over 2 miles on mostly paved roads. Our driveway is circular and an incline down from the paved street. Where the RV would be parked is NOT drive through. CAUTION: The RV or trailer would need to be backed in to the gravel spot next to the house. The RV parking spot with access to 50 amp hookup is between a tree and our well house (well water) and a propane tank. If you are not good at backing up, it might be a challenge since it is not drive through! The incline out of the parking spot and circular driveway can be steep. We had a 32" Class C RV that bottomed out on one side of our driveway as it exited to the road. It can be a challenge avoiding bottoming out, this is why we limit the length of the RV. We have had 36-40 foot RVs park here, but it wasn't easy! Ground clearance is an issue the longer the RV. Tow Vehicle Parking Details: We have a circular gravel driveway that is plenty big enough for a school bus and 18 wheeler to drive around. CAUTION: The RV parking spot is NOT a pull through. You may have to BACK IN or OUT! The trick is the incline down from the paved street. It can be a challenge avoiding bottoming out on the ledge of the driveway and road. This is why we limit the length of the RV. We have had 36-40 foot RVs park here, but it wasn't easy. Ground clearance is an issue the longer the RV, especially if your leveling jacks hang lower. Due to flood control from the road, there is a hump between the road and the driveway, if you don't have enough ground clearance, your levelers or hitches take it out which is less than ideal for your equipment and our flood control. Tow vehicles can be parked near the rig. There is plenty of gravel spaces to park. The street our home is located off of has little to no traffic so you can disconnect toads there before pulling in.

We were married and traveled for 14 years before adopting 2 children from the foster care system. Retired from the Air Force in 2012. After attending a Fulltime Families rally in Arizona and becoming Lifetime Members, we tried living fulltime in a Class A RV in 2014, had an estate sale and sold everything. It didn't go as planned. We moved back into our home in 2015, got ill and discovered we had toxic mold hidden inside the walls under 3 windows. We spent all our savings on mold remediation and rebuilding. In 2016, the children and I moved into a Class C RV and drove 21,000 miles across the country twice! We settled into our 1.1 acre country home in 2018. One of our teens was into horses and we were a horse property. Now, our last teens graduation is next year and we will be moving on. Home Town: Originally from WMass, Wilbraham, MA.     We enjoyed our stay. Very friendly and helpful hosts. We received a warm welcome on our arrival. We were close to visit Kartchner Caverns and enjoyed to walk down the street to see the deer. Beautiful hike in the deer trail.

    We met Mike when we pulled in and he showed us where to park. The site was easy to back into and when we were in a good position we discovered the site was so level we did not even need to unhitch the trailer from the pickup. We were very tired and went to bed early. It was a nice quiet place without loud nighttime noises, they took the dogs in and we didn't hear them all night. We woke refreshed and were able to get on the road after a good night's sleep. We would definitely plan to stay again if in the area.

    We received a warm welcome on our arrival. It was a great space to park. We were grateful for the opportunity to stay here snd be able to be close to the Kartchner Caverns and enjoyed the walk down the street to see the deer.
