Our 1.1 acre lot with our home is in a rural neighborhood that does not have any HOA. Our neighbors are a mix of manufactured homes and site built homes on 1 to 4 acre lots. We are located 25 miles East of Tucson city limits and 5 miles West of Benson city limits. You can access most tourist attractions in Tucson within 45 minutes of our home. We are located approx. 2.5 miles from I-10. You can easily access Tombstone, Bisbee, and Sierra Vista from our home too. There is a Dollar General (Mescal side) and Chevron (overpriced) gas station at our exit. You have to travel a minimum of 10 miles to the closest Walmart. Boondockers Welcome sets a 5 night maximum, but you can request a longer stay. We are located in Pima County which does not allow people to live in an RV for long periods of time, so less than 4 month visitors are welcome. The RV parking spot is right next to our home with a 50 AMP hook up. We are on well water and septic system. We can allow hookups, but ask that boondockers be mindful that we are sharing our water and that it is a septic system. We prefer there not be harsh chemicals used and septic safe toilet paper only, please. The spot is next to our home between our water well house and a tree. It is best to plan on arriving BEFORE dark so you can back into the spot without damaging your RV on the tree or well house. Hopefully you are really good at backing up since it is NOT a pull through spot. We have 3 dogs and chickens on our property. Dogs bark, roosters that crow and there is a train track in the distance that you can hear all hours of the day. It usually is very quiet at night (other than the train approx. 3 miles away) though with great views of the stars. There is a large herd of deer that travel across our property between the houses, so be aware of that if you have pets. Our dogs bark too so we try to keep them inside from 10 PM until 6 AM (approx. after sunrise). Please DO NOT touch, pet or feed the horses or dogs. They are animals and can be unpredictable. It is a pseudo rural location with wildlife, insects and prickly plants, be aware this is not a resort, but our home. Happy trails!
No Smoking anywhere on property. High wildfire risk area.
Children MUST be supervised at all times due to the nature of our location. We do not have fencing other than for horses and our dogs. There is wildlife (deer, javelina, skunks, bobcats, mountain lions, stray dogs, stray cats, etc...) that come through our property.
Please do not run generators after 10 PM and before 7 AM.
Please bag trash for disposal in provided trash containers next to the garage.
Please keep dogs, cats, pets on leash.
Please clean up pet poop.
Please plan on arriving on your 1st night BEFORE dark. This way you can avoid damage to your RV. It is much easier to find our home and back into the RV parking spot when it is daylight out. It is very dark out here in the country.
Please BEWARE and do NOT feed or touch the horses or dogs on property.
The drive in from I-10 is just over 2 miles on mostly paved roads with a few dirt cut throughs. Our driveway is circular and an incline down from the paved street. Where the RV would be parked is NOT drive through. CAUTION: The RV or trailer would need to be backed in to the gravel spot next to the house. The RV parking spot with access to 50 amp hookup is between a tree and our well house (well water) and a propane tank. If you are not good at backing up, it might be a challenge since it is not drive through! The incline out of the parking spot and circular driveway can be steep. We had a 32" Class C RV that bottomed out on one side of our driveway as it exited to the road. It can be a challenge avoiding bottoming out, this is why we limit the length of the RV. We have had 36-40 foot RVs park here, but it wasn't easy! Ground clearance is an issue the longer the RV.
We have a circular gravel driveway that is plenty big enough for an 18 wheeler to drive around. CAUTION: The RV parking spot is NOT a pull through. You have to BACK IN! The trick is the incline down from the paved street. It can be a challenge avoiding bottoming out on the ledge of the driveway and road. This is why we limit the length of the RV. We have had 36-40 foot RVs park here, but it wasn't easy. Ground clearance is an issue the longer the RV, especially if your leveling jacks hang lower. Due to flood control from the road, there is a hump between the road and the driveway, if you don't have enough ground clearance, your levelers or hitches take it out which is less than ideal for your equipment and our flood control. Tow vehicles can be parked near the rig. There is plenty of gravel spaces to park. The street our home is located off of has little to no traffic so you can disconnect toads there before pulling in.
The RV location is in a nice quiet neighborhood. It is in the full Eastern and Southern sun exposure. We are at approx. 4200 feet elevation, so during the day it is HOT May-September. It is usually 5 degrees cooler during the day than Tucson though. It does cool down very nicely at night. Again, much cooler than Tucson! It does get below freezing at night in December-February. It can be very windy, awnings often times cannot be left out. 50 AMP hookup, septic hookup and well water makes it a great break from being OFF GRID in Arizona or New Mexico! Especially since we are right off the I-10 Exit 297. Unlike many of the Benson RV parks, we are 3 miles away from the railroad tracks and far enough away from I-10 that you don't here much loud noise. The donation amount can be negotiable dependent on your usage and length of stay. Sometimes, there are outdoor chores that can be done in exchange for the electric, water, and septic donation. Please communicate your needs 1st thing and thoughts about the donation when you pull in, we greatly appreciate it! Electric bills can be brutal here with A/C and space heaters. We welcome inquiries into longer stays or storage while you fully explore the area. There is lots to explore with easy highway access in Southern Arizona.
Ideal location in Southern Arizona right off the Interstate with Tucson located 30-45 minutes West on I-10 and Benson is located 10 minutes East on I-10. The free Benson Visitor Center is worth the stop and with free parking. Kartchner Caverns State Park with Apache Peak is located East less than a 20 minute drive away. Pima Air & Space Museum is located 33 miles away and only a 30 minute drive West. Sierra Vista OR Tombstone is 45 minutes Southeast. Bisbee is just 60 miles from our home. So you can visit some of the best tourist attractions in Southern Arizona here in 3-5 days depending on your pace.
Thanks to our gracious hosts
We enjoyed chatting with them and walking their neighborhood
Peaceful, close to I-10 for a quick stop on our way to Saguaro National Park
Great level place for the RV to stay! Hosts were friendly!
Good place to stay, nice and level all the amenities you would need 50 amp hour water and sewer. Easy to find using the GPS coordinates. Five star highly recommended.
This is a great location just off of the interstate. We loved the set up and the hospitality! Highly recommend
This is a very nice site and we were welcomed well. We enjoyed our time and are grateful for this opportunity.
Our self-levelers are very low to ground on our 35’ fifth wheel. It was close, but we got it backed in.
Enjoyed my stay here. Would like to come back if passing through.
This place is great for access to many close locations. The electricity hookups and water were great. We did not meet the hosts, with the exception of Mr. giving us advice on the best way to back in. With his advice, it was easy. Late evenings were great, we never heard the train. It was also wonderful seeing the herd of deer in the morning. They warned of their dogs barking. The dogs were friendly but did tend to bark anytime we were outside.
A peaceful stay with very helpful hosts. Loved the area. I ended up staying 3 nights
Convenient but rural. Didn’t see much of my host but the space they had was perfect! Would recommend.
We loved our stay here as we enjoyed walking our dog through the neighborhood. There were beautiful mountain views everywhere you looked and so many animals! Horses, herds of deer, donkeys, sheep, dogs, etc. Full hook ups were great and we were close to many beautiful hikes. We recommend seeing Saguaro NP and also hiking in Kartchner Caverns State Park. Responsive and friendly host. Would stay again!
Perfect stay and wonderful hosts. We were able to pay $10 and have shore power. Much needed due to low temperatures and snow.
We woke up to a herd of deer beside us!
From the friendly welcome to the quiet peaceful nights sleep, we highly recommend this stay.
It was so nice to have a home base with so many amenities as a jump off point for day trips! The family was very responsive to texts, and were friendly and helpful. Would highly recommend staying with them!
Great rural spot but with easy access to Highway. Good location for seeing Southern Arizona, went to Bisbee and Tombstone, twice! Very good communication, flexibility, and nice flat spot.
We had a great stay! The location is beautiful and quiet, and having full hookups was much appreciated. We saw a ton of stars every night and deer every morning! Felt secure while still being secluded. We had a fun time talking with our host, very kind and personable. It's a nice spot for exploring the area too, easy drive to both Tucson and Tombstone. Thanks to our hosts for having us!
We stayed three wonderful nights. Our hosts were very accommodating and we enjoyed just talking with them. From their home we drove out for a day at the Chiricahua National Monument as well as a drive through Sierra Vista, Bisbee, and Tombstone. Level site and utilities were great, but we’re far from home, and it was wonderful to have a welcoming place to be for a few night. Much thanks!
Close to the intestate, easy to find, with a leveled spot that is adjacent to a lovely horse property with all of the desired RV utilities, to include a 50 AMP connection. Hosts were gracious and welcoming and we enjoyed a restful night. The neighborhood is quiet and we wouldn't hesitate returning. Thank you for having us!!!
We are so grateful for our hosts’ warm hospitality. The parking site was excellent with utilities, quiet, and close to shopping, the highway, and many interesting sites to see. We would highly recommend them and are very grateful for their kindness. Thank you so much!
Kind, friendly host. Close to Tombstone and other sights. Nice, safe neighborhood. Had a great stay.
We spent one nice and it was quite nice. Friendly host, enough space to maneuver, leavel, and wide open for sunsets and stars. Close to Tucson and Saguaro NP. Convenient to I10 if you are just passing through.
Right off I10, level spot, easy drives to 2 National Monuments and Tombstone. Thanks!
Host generously welcomed us at the beginning of the Covid pandemic when everything was shutting down and there was so much uncertainty (we're fulltime RV'ers who had been on the road 8 mos. at the time).
Spot was level and easy to back into. We were able to use the electric and water - so appreciated!
Cell service (Verizon) was perfect and out Hot Spot (t-mobile) worked well enough (not the best, but it's also t-mobile, lol).
We loved getting to know the family. Our kids got along so well with their kids (who are slightly older than mine) and their dogs are such sweethearts!
We felt so welcomed and would love to stay again if/when we're back through the area!
Thanks to the whole family!! We miss you already!
