Three miles from the gazebo in downtown Leavenworth, WA where parking is competitive. A mountain foothills setting where outdoor recreation reigns supreme, including extreme lounge chairing.
Property has a creek running through it. You will be parked alongside this babbling brook. The water makes noise and the birds make noise. Even a distant train makes noise. Pets are welcome but please keep them on a leash and clean up after them. There is an off-leash area behind the barn where they can run.. Garbage facilities are not included. But we can sure offer peace and quiet with some beautiful scenery. Gravel drive and camping area in front of the barn as seen in the pictures, less horses. Free sewer dumpsite available at Nason Creek Rest Stop about 15 miles up Hwy 2 West toward Stevens Pass and at the Chelan County Fair Grounds, about 10 miles down Hwy 2 East towards Wenatchee, charges $5. Limited cell service with Verizon. All other carriers are by hopes and prayers.
No smoking of any kind, vape, cigar, pipe, cigarette, etc. Repeat, no smoking anywhere on property, including vehicles and RVs. You are responsible for yourself, your children, your animals and your belongings. There are hazards such as a creek, wildlife such as bears, deer, turkeys, raccoons, coyote, birds of prey, cougar, etc. Food and garbage left outside will attract wildlife, rodents and bugs. Please leave neighbor's horses alone. Quiet after 10pm, including generators. No outdoor music at any time. Peace and quiet is coveted. Check out by 12 noon or by prior arrangement. Mask free zone. Problem? Don't come.

We had a splendid time during our stay. This is located in a convenient area, close to downtown Leavenworth, but far enough away that you have the secluded vibe. It is very quiet in the evenings and there are trails on the property that you can enjoy. Mr. Downs provided great recommendations for our stay here. Highly recommend.
We spent a day at this site and was absolutely grateful. The host came by to visit and to see if we needed anything. He gave us several pointers on places to visit and things to do locally. We couldn’t have asked for a better spot to spend the night.
Really enjoyed this stay. Screw an RV park when you can have this experience of a lifetime. Wake up in a farm without any of the farm work, thanks for the great company.
Peaceful location on the mountain top and a friendly host who shared all the good things to do nearby. We went a short ride over to Wenatchee Lake for a great swim in a gorgeous setting. You may need to drive the three miles into Leavenworth for Internet or cell signal on Verizon to do any necessary searches for your travel, and the peace of the place is worth that. Wonderful hosts!

Great place, property is very big and quiet and right outside of the busy downtown Levanworth. We were welcomed by the tenants that showed us where to park and hooked us up with water from the barn. They even took the time to give us a list of amazing places to visit from a local perspective! We were able to meet the owner later that was very reserved but also very welcoming. Even let us stay for an extra night. Unfortunately our kids got very ill at the end of our stay and we couldn't enjoy the outdoors as we would like to.

Very peaceful and quiet, with easy access to Leavenworth. Had a crazy lightening storm in the middle of the night which made for some fun adventure. Enjoyed seeing the quail. Recommend.

WE had a very relaxing stay, the environment was perfect. Coming from the desert to tree covered mountains with all the beautiful scenery and homes was just the change we needed. The Host was very cordial and gave us information for touring the area. Leavenworth was close and we wish we would have had more time. Thank you for the experience!
This was our first time using Boondocker‘s welcome and we could not have asked for anything more. Tim was so personable and friendly and greeted us upon arrival. He wanted to make sure we were oriented, if there was anything we needed and even allowed us to hook up to 15 amp power which was an added bonus. The ranch itself was perfect for our family of 4 and for our two labs, they were able to roam in the pasture and play fetch.
They were definitely in doggy heaven! His place made a great base for exploring Leavenworth and all the outdoor activities nearby. We give this place five stars and would definitely return again.
Very much enjoyed a second night at the ranch. We had everything we needed in an excellent and quiet location Near town. Plenty of room for our 28’ airstream and F150 tow vehicle. Would love to return in the future.
Great communication with our host. Level parking with plenty of room to turn the rig around and get The trailer situated. Convenient location Slightly outside main part of Leavenworth so very quiet spot and easy to find. We thoroughly enjoyed our stay and would like to come back again next time we are in the area. We enjoyed our stay. Mr. T. stopped by a couple times sharing ideas for places and special things to see. We did take a ride up to Sugar Loaf lookout. We mostly sat and read while listening to the wind in the trees and of course watching several Quail pairs with their young chicks scratching for seeds and bugs.
We really enjoyed our stay and will definitely request another stay on our next trip through this area. Our Hosts were not home, but communicated timely with any questions. We did get to meet their beautiful daughter and enjoyed our conversations with another like-minded individual. We also enjoyed watching the covey of quail morning and evenings out with their babies. Our fur babies enjoyed the off leash area behind the barn as well. thanks again
This was an enroute stopover. Just stayed one night. The hosts were very gracious and accommodating. We have a 31 ft trailer. Maneuvering was a challenge.
The host was very welcoming and made sure to come over and say hello when we arrived to make sure we had everything we needed! A nice quiet spot surrounded by stunning scenery. We would absolutely stay here again.
We had a wonderful time at this location. There was a nice little trail that we walked multiple times a day. It was only 5 minutes to downtown Leavenworth. The host was wonderful and accommodating.
We enjoyed parking at Ranch Acosta Plenty as we were trekking eastward along Hwy 2. The place was easy to find and directions great. It is along a daytime busy road that went shush (very quiet) after dark.
The following morning we spent 2ish hours walking through the Bavarian village area in Leavenworth and along the River park trails before leaving.
We had a great night at Ranch Acosta Plenty! The weather was perfect for camping and the location was fantastic. The hosts were away but we had a great visit with their daughter who came over to say hello and to welcome us. Our stay was quiet and peaceful with plenty of room. We launched the drone and got some great shots of the mountains and the valley. We gratefully appreciated the 110 volt extension cord which allowed us to turn off the generators and still keep our fridge cold. I would recommend the ranch to anyone who enjoys being out of town, away from crowded RV parks, and close to nature. The property is already great, with the babbling brook, beautiful surroundings, power hookup, quiet peaceful night, and only a few minute's drive from downtown Leavenworth... but the hosts are the best part. They stopped in to say hi and bring us a local map... and they were so friendly and welcoming in every way. We really enjoyed meeting and talking with them so much.... they made us feel like family. Tim was super friendly and had lots of great suggestions. Directions for arrival and parking were perfectly detailed and the site is wonderful. It's easy to get into and get settled and very close to town. A perfect stay!
We found it perfectly. Seen or spoken nobody but that was may be because of the rain yesterday and last night. This morning the sun was back and we observed the birds and the cat.
We stopped at Ranch Acosta Plenty en route to eastern Washington. The ranch is a beautiful retreat with a full chorus of crickets. Tim was a wonderful welcoming host and we swopped travelling stories. Our world is a better place. Thank you Tim!!
This is a great spot for exploring the Leavenworth area. Within biking distance to mountain bike trails and only 3 miles from town.
Thank you so much Tdowns for being such AWESOME host!!. We arrived, parked, and spent at least an hour visiting on their front porch... All the while"oooh, and aahhing as 6 deer and many hummingbirds joined us!!. The deer came out of the woods to get a snack from Apple trees in the yard, it was a great sight!. We were greeted with a map, directions to the best beach area for kids, and a beautiful spot! We really enjoyed our stop here.
A very convivial host, Tim met us upon our arrival and helped get us settled into our site. He gave us some local sights to see and directions there. His horse ranch is in a very beautiful, forested valley just outside of Leavenworth and set in the foothills of the Cascades. We had a wonderful stay and will be back!
We can't say enough about these hosts. So kind. Gave us lots of great help with restaurants, scenic drives, things to do. This stay is very pretty and peaceful. We can definitely recommend a stay here.
The directions given by the host were precise and easy to follow. Quiet area with a passing car every now and again. Great location for solar. A few miles from the incredible town of Leavenworth. Our host gave us a ton of info on the best spots to go for tubing, hiking, restaurants, etc. He wasn’t intrusive and very polite!! The area for parking our rig was fairly level and easy to maneuver. If you ask us, this is a perfect location and host!

This was a very tranquil place to stay and really nice to have a flat site. 3 miles to town which is great. We didn’t meet Tdowns but were very happy to dry camp In his safe and secure yard.

A wonderful stay! We were their first boondocker guests and are happy they joined up. We arrived in the middle of a very busy long weekend, and our host offered to drive us to town and pick up us later, since finding a parking spot was practically impossible. (We declined, but what a nice offer). We had a lovely visit upon meeting, and I discovered that our hostess and I both have a passion for vintage stoves (not something that everyone shares). And ... such a quiet spot to park our RV.
