3 miles from the gazebo in downtown Leavenworth, WA where parking is competitive. A mountain foothills setting where outdoor recreation reigns supreme, including extreme lounge chairing.
Property has a creek running through it. You will be parked alongside this babbling brook. The water makes noise and the birds make noise. Even a distant train makes noise. Pets are welcome but please keep them on a leash and clean up after them. Domestic well water is available. It is high pressure water,very drinkable and tasty, but use at your own risk. Owner is not responsible for any negative occurrences involving the water. Garbage facilities are not included. But we can sure offer peace and quiet with some beautiful scenery. Gravel drive and camping area in front of the barn as seen in the pictures, less horses. . Free sewer dumpsite available at Nason Creek Rest Stop about 15 miles up Hwy 2 West toward Stevens Pass and at the Chelan County Fair Grounds, about 10 miles down Hwy 2 East towards Wenatchee, charges $5. Limited cell service with Verizon. All other carriers are by hopes and prayers.
No smoking of any kind, vape, cigar, pipe, cigarette, etc. Repeat, no smoking anywhere on property, including vehicles and RVs. You are responsible for yourself, your children, your animals and your belongings. There are hazards such as a creek, wildlife such as bears, deer, turkeys, raccoons, coyote, birds of prey, cougar, etc. Food and garbage left outside will attract wildlife, rodents and bugs. Please leave neighbor's horses alone. Quiet after 10pm, including generators. No outdoor music at any time. Peace and quiet is coveted. Check out by 12 noon or by prior arrangement.
Swing wide pulling into the drive. Moderate skill necessary for a little bit of backing up into parking area. Please leave room for a second boondocker. If you are traveling together 3 rigs may park. Other wise, 2 rigs max please.

Tim was super friendly and had lots of great suggestions. Directions for arrival and parking were perfectly detailed and the site is wonderful. It's easy to get into and get settled and very close to town. A perfect stay!
We found it perfectly. Seen or spoken nobody but that was may be because of the rain yesterday and last night. This morning the sun was back and we observed the birds and the cat.
We stopped at Ranch Acosta Plenty en route to eastern Washington. The ranch is a beautiful retreat with a full chorus of crickets. Tim was a wonderful welcoming host and we swopped travelling stories. Our world is a better place. Thank you Tim!!
This is a great spot for exploring the Leavenworth area. Within biking distance to mountain bike trails and only 3 miles from town.
Thank you so much Tdowns for being such AWESOME host!!. We arrived, parked, and spent at least an hour visiting on their front porch... All the while"oooh, and aahhing as 6 deer and many hummingbirds joined us!!. The deer came out of the woods to get a snack from Apple trees in the yard, it was a great sight!. The location that we parked our RV in was a very beautiful, peaceful haven. Thank you so much for the hospitality!. We were blessed to have meet you and stayed in your spectacular property!!
We were greeted with a map, directions to the best beach area for kids, and a beautiful spot! We really enjoyed our stop here.
A very convivial host, Tim met us upon our arrival and helped get us settled into our site. He gave us some local sights to see and directions there. His horse ranch is in a very beautiful, forested valley just outside of Leavenworth and set in the foothills of the Cascades. We had a wonderful stay and will be back!
We can't say enough about these hosts. So kind. Gave us lots of great help with restaurants, scenic drives, things to do. This stay is very pretty and peaceful. We can definitely recommend a stay here.
The directions given by the host were precise and easy to follow. Quiet area with a passing car every now and again. Great location for solar. A few miles from the incredible town of Leavenworth. Our host gave us a ton of info on the best spots to go for tubing, hiking, restaurants, etc. He wasn’t intrusive and very polite!! The area for parking our rig was fairly level and easy to maneuver. If you ask us, this is a perfect location and host!
This was an excellent location for our visit to Leavenworth. It was a quite location and still only about 5 minutes from town. The host was very friendly and I would highly recommend staying here in the future.
We stayed two nights at this location and enjoyed the quiet away from all the tourists in Leavenworth. Birds were chirping, the stream was bubbling, etc. Our host gave some great recommendations for things to do and see in the area. Thanks very much!
This was a very tranquil place to stay and really nice to have a flat site. 3 miles to town which is great. We didn’t meet Tdowns but were very happy to dry camp In his safe and secure yard.
There is indeed lovely birdlife here.

A wonderful stay! We were their first boondocker guests and are happy they joined up. We arrived in the middle of a very busy long weekend, and our host offered to drive us to town and pick up us later, since finding a parking spot was practically impossible. (We declined, but what a nice offer). We had a lovely visit upon meeting, and I discovered that our hostess and I both have a passion for vintage stoves (not something that everyone shares). And ... such a quiet spot to park our RV.
