Our home is located on the Pamunkey River. We enjoy osprey, eagles, and otters. We have seen dolphins and had a habor seal visit for a month. It is a joy to be a part of this place.
Dogs and children are not allowed to run free on our property.
No swimming in the river due to very strong currents.
Fishing allowed when given permission from Sam.
State road (asphalt) onto private asphalt road with graveled drive and graveled parking area.
There is plenty of room for RV and parking for extra vehicle.
Our sites are not available from mid November to March this is family guest only.
We are 25 minutes from Colonial Williamsburg, 30 minutes from the City of Richmond.
Nearby are wineries, Busch Gardens, Colonial Downs horse racing and Charles City Plantations.
This was our first Boondockers Welcome stay, and it was excellent. The property is beautiful and quiet, and the hosts are friendly and welcoming.
This is an awesome spot. S and J are wonderful hosts! My wife and I would return here in a heartbeat when traveling through this area. These reviews are spot on and will give you a great picture of the S-JHoward. They are truly giving people and their hospitality is heartwarming. They greeted us like we were friends that were coming over for dinner. The grounds are well kept and great to explore. The RV spots are really unbelievable. We chose the gravel side with a dump station (which is immaculate!) and the 30 amp service. We could have easily gotten water if we needed it as well. These types of reviews are easy to write. Everything was positive and all the other reviews told me ahead of my visit that this was a great place. We went in with high expectations and we were NOT disappointed AT ALL. Hats off to the S-JHowards for sharing their slice of the world with RVers like us. Thanks!!
We loved our stay at S-JHoward's property! They were so kind and welcoming and loved hosting our kids. They made us feel right at home!

This was our first stay with Boondockers Welcome and it was a pleasurable experience. S & J were gracious hosts and extremely accommodating to our needs. We wished we had more time to explore the beautiful scenery and hope to come back soon, for a visit.
We found this place to be simply beautiful. The site for the camper worked perfectly with the electric and water hook ups. Out host and hostess are very welcoming and generous and their hospitality was greatly appreciated.
If we do get back int his area we would definitely try to stay.
Ran into some fellow Travelers I had met earlier and was able to spend some time chatting, appreciated the full hookups and a place to spend a quiet night.
We can not say enough about this place. Not only is it peaceful and relaxing but our hosts were so welcoming and accommodating. They went above and beyond to make sure that we were comfortable and enjoyed ourselves. We had everything we needed to make our stay very very memorable especially since it was our first Boondocking experience. If you are ever in their neck of the woods you must check out this spot. You will love it! 5 out of 5 stars! 🙂
We thoroughly enjoyed our stay at Eagles Lane complete with a sighting of a pair of Bald Eagles! Thank you to our hosts for such gracious accommodations! If we are ever in this area again we will stay for sure!!!
We had a wonderful, beautiful time with our stay at Eagles Lane. We walked the grounds and enjoyed the view from the banks of the river. Our host greeted us when we arrived, and her hospitality was impeccable. We thoroughly enjoyed our stay. Thank you!
This was our first time boondocking, and it was so comfortable, (we might’ve gotten a bit spoiled.) Having water and electric hookups made our stay much more comfortable. S & J we’re also very friendly and accommodating. We didn’t really have a chance to meet them, but we’re very thankful for how helpful they were. S-JHoward, I hope you can go on that trip you were planning sooner rather than later!
S&J were lovely hosts. Directions to get there were good, parking areas are flat, 30 amp plug works well! Thank you for the delicious cucumber from your garden.
It was extremely hot, having the 30 amp made it possible to get through this with AC. We had a good discussion about up coming travel. They are easy and interesting talk with.
The land is beautifully maintained, it was sweet to walk out on the dock to the swing, from which, many different birds and fish were seen.
The sunset over the Monkey River had turquoise, purple, green, orange and more colors I had never seen in a sunset before, spectacular.

My 2 night stay was absolutely wonderful. Especially the turtle that made his way by my RV as I was preparing to leave. Sitting by the river listening to the fish jumping out of the water was so relaxing. These hosts had everything available that I could possible need. I even got morning visits from the dog!
We felt very blessed to stay on this beautiful property. The hosts are very gracious and the stay was peaceful. Deer were out and about, and the view from the river is pristine. The RV spaces are easy to maneuver and offer parking for the tow vehicle. 30amp power was helpful for AC. Easy access from I64, and fairly close to Williamsburg. We look forward to another visit.
Most gracious and freindly hosts! We arrived later than planned during a rainstorm hosts came out to greet us and showed us around. Beautiful stop over while visiting the williamsburg area. Very quiet and easy to find. Had a great time. We promise to visit again!
Wow, this location was absolutely amazing! The property is located right on the river and the views are beautiful! The Howards take great pride in their home and you can tell because every detail is immaculate. And they are willing to share their property which is truly a gift.
We didn't get to meet the Howards but we would have loved to get to know them. We spoke with J on the phone and she was so nice! They are fellow RVers of course and they unexpectedly left for Florida to visit their daughter the day we were scheduled to arrive but S and J still let us stay at their place anyway, which was very kind of them.
We truly enjoyed the stay and the full hookups too!

We thoroughly enjoyed our stay at Eagles Lane. The setting and property along the river are bucolic, and everything is extremely well maintained. The name Eagles Lane is very appropriate as we saw three eagles during our stay. We were able to explore the very peaceful waterway in kayaks over two days, and during those paddles never saw another boat or person on the river. What a treat. The hosts are very friendly and relaxed people which made us feel welcomed and at home. As described there are two camping spots. The more private spot behind the barn was taken but the campers were not there. So we had a very nice spot in front of the barn with access to water and electricity.
Awesome. About 10 minutes off the highway, private feeling parking spot away from the house, but close enough to not feel too isolated. Plentiful walking space for medium walks; some forest roads, and their neighborhood streets felt very safe. I parked behind their outbuilding and had a beautiful view out my main window into the marsh fields and in view of the river. S-JHoward was also a super awesome and friendly host. We didn't interact too much because we're socially isolating right now, but I hope to chat a bit more on a future stay. =) LOVE this spot! So many thanks to people like them for sharing their property and space to fellow RVers. =)
One of the best stays you can find. Generous access to a gorgeous property and convenient location to lots of things to see. Hosts went out of their way to provide hints and information.
S&J were wonderful hosts and our entire visit was a delightful experience that we will always cherish. We would definitely like to stay here again whenever we are in the area.

We arrived late and met with host on arrival. Had a super conversation with them about motorhome travel and the freedom it offers. Stayed 2 nights safely and without worries of any kind! Recommend them wholeheartedly! Fairly close to Colonial Williamsburg and Jamestown Settlement.................history in action.

I can not say enough good things about this stay... the drive in was easy - parking was convenient (plenty of room for our 35' rig)... the property was unbelievable - the kids loved the playground and all the grassy fields, plus seeing the crabs and fish in the river - the sunsets are a cant-miss!
And the hosts were so kind and welcoming!! Perfect location to explore both Williamsburg and Richmond, or just enjoy the breathtaking views!

J and S proved to be fantastic hosts. Their hospitality was above and beyond. The setting is beautiful with great river views, bird watching, and fish spotting. It was easy to settle in and relax.

Eagles Lane is the most beautiful location. The site is exactly as described by the hosts and other guests. Once you are situated take a look around and breathe in the beauty of this magical location. Everywhere you look there is a different scene of beauty. Trees, water, birds, soft grass (something I miss in Florida).
We were very happy to meet our hosts and chat with them for a few minutes. Wish we could have stayed longer and will certainly return if we are in the area again.

We arrived late afternoon and as we don't carry a cell phone had not received the later of our messages. However, the instructions already supplied were straight forward and the parking was exactly as described. What a wonderful situation this BD provides. We were so sorry not to have met the Howards and interact for a day and hope to extend them our hospitality in NZ.

I should really keep this place quite and for myself. The stay at Eagles Lane was fantastic. S-JHoward invited us to enjoy their view of the river on their boat dock and relaxing on chairs overlooking the river. The Boondocking site provided a great view. The nights were quite and star-filled. We also had great conversation with S-JHoward. This is a good spot to relax or when visiting the historic areas of Jamestown and Williamsburg.
The owners generously provided us with a warm welcome and engaging conversation in a magnificent setting. The description they provide of the river views has to be seen in person. We highly recommend the hosts and their beautiful environment.
The host was so kind and welcoming! The space had everything I needed and even more! The 15 min drive to a local grocery store was easy and beautiful. Really walkable neighborhood. Exceeded expectations on all fronts! Highly recommend
We cannot say enough about how accommodating Joanne and Sam were for our stay. We were here overnight on our way to our nephew's wedding not far from here. We wish we could have stayed longer. As our first Boondocker's Welcome hosts, they may have spoiled us. Southern Hospitality at its very best. Their warmth and kindness were amazing. Their property is so beautiful. We awoke to such a beautiful sunrise. So quiet and peaceful, a much-needed retreat before our hectic weekend.
We have a 31' coach and had plenty of room. We were able to use their 30 amp hookup. They have a dump station as well, which we did not need on this trip. Water is also available.
