Secluded, But Everything Nearby...this property is in upstate NY, 40 minutes from either Albany or Cooperstown , on a quiet 1acre, semi-wooded property, just outside small SUNY-college village. Close to stores, banks, restaurants, and even a small old fashioned, 1-movie theater. (Walmart also within 2 miles) There is also a fairground that has functions throughout the year, and the "Sunshine Fair" usually in the month of August.
Main parking is on home's blacktop driveway. Possible second parking on grass lower lot depending on weather. Tow vehicles can be placed on property.
There is room for children and dogs to play. it is expected that both are to be cleaned up after.
*Please be aware there is plenty of local wildlife including deer, possums, red fox , wild turkeys, and occasionally a coyote or two (rarely they show up, but you can hear them in the distance at nights)
There is a campfire ring, as well as room to put up a tent or two, if desired. Burning of the camp fire is under the local area fire regulations, and usually is limited in Spring, if there is a potential for a fire hazard. It is expected that any campfire that is burned, is to be completely extinguished upon vacating the property. Fuel , such as gasoline/ kerosene etc, is STRICTLY forbidden to use for lighting or maintaining a fire.
*Check-in is around 2 p.m.(This can be flexible if needed. Please let me know if you might be earlier or much later in the evening, arriving)
Check out is by noon.
No smoking is preferred. The property does border on woods, so if you do smoke, I ask that you please NOT use my property as an ashtray, and that all cigarettes are disposed of in a can or metal container of some sort. (I can provide one if you don't have one)
Please fully extinguish any campfire before you leave. ABSOLUTELY NO fuel of any sort (gasoline /kerosene/ gel etc) may be used in the campfire.
Pets are allowed by approval First only. Specific dogs will be allowed. Breeds noted by my insurance as aggressive, will Not be allowed on the property.
Although not in the village, I do have neighbors, and it is asked that respect is given to them as far as noise levels. I ask to please consider quiet hours between 10pm and 8am.
Water is available through a hose/spicket hook up on the side of the house. All water runs through a well on the property. Washing of vehicles is Not allowed, due to chemical runoff into the ground.
Dumping on the property is not allowed. Please do Not dump waste in the back woods. There are outside garbage cans that can be used, kept on the side of the house.
Electric plug-in is available through exterior home plugs on the front and back porches.

I have concord grape vines on the lower lot , that become ripe towards the fall season, (and if they are not already eaten by the deer or birds), please feel free to pick as many as you want. They make great jam/jelly!
Property is on a hill. In winter's snow/ice, road tends to be quite slick, and has left cars stuck/sliding/incapable of access.
Parking is on home's main driveway- slanted hill, tighter turn into driveway, (so 20-25 ft length best, probably could accommodate longer 30ft, if you think you can make the turn- it has been done once before); Water /electric hook up available here..
Parking also available on lower field lot, (Not allowed when field is wet. Muddy situation will leave vehicles digging up and getting stuck. )
Tow vehicles can be placed here.
Water is still available through an outside spicket if you walk up the small hill to the house. All water access is from home's well water. If you have an extra long extension cord (not provided), electric plug-in is possible, as well, from this area.

I do a lot of last-minute traveling, but feel free to contact me anytime, and I will try my best to accommodate you. My son and his wife live within 5 minutes from my home, and work locally as well , and can assist you if I am not in the area.
