Quiet neighborhood with no thru-street traffic. City leash law but 2.6 unfenced acres of mowed grass kids and pets to explore. (Location unavailable if driveway is snow or ice-covered.) Stay requests not accepted over 60 days in advance of your stay date. Suggested Local Attractions:All major Kansas City, MO attractions 20-40 minutes away. Royals, Chiefs, NASCAR,Conventions, Barbecue, Museums, Dinner Theater, Power and Light District, Community Based VA Outpatient Clinic 5 miles, Hospital with ER 6 miles, VA Hospital 27 miles. Lots of local dining and shopping. Mail a postcard with a Peculiar, MO postmark, 6 miles. Nice full service RV park 6 miles (Peculiar Park Place). Peculiar Winery - wonderful Harvest Hosts! 6.4 miles, 10 minutes. Most denominations of churches close by. Genuinely nice people live here!

House Rules

No smoking outside of your RV please. Children must be supervised at all times as we have a an unfenced lagoon. Local leash law is in effect for all pets outside your RV (off leash access can be allowed for exceptionaly well-trained pets but local wildlife can often be very tempting to chase). Quiet generators can be operated anytime. Noisy generators during daylight hours only. Outdoor lighting off at quiet time of 10pm. Contact host by phone before coming to the residence unless invited or other arrangements made. We do not have a fire pit but but if you have a portable one you may use it. No open outdoor fires when High Fire Hazard (Red Flag) warnings are in affect. You may shelter in the residence walk-in basement during tornado warnings. This will be discussed with you at set-up. Guest Wi-fi is passable for email, etc, but may not be sufficient for video streaming. Password will be provided to you on a guest hand-out provided at arrival. Hours for arrival and departure will be set upon request acceptance. You may have quests and one or to two guest vehicles may park in the parking area. Short-wheel-based rigs maybe able to pull in and do a u-turn depending on what vehicles are here. "Backing in" is required with longer trailers and motorhomes. "Toads" will connect and disconnect in the street and park in the parking area. NOTE: RV dumping is not listed as offered because it is inconvenient and labor intensive due to the length of hose required. Both host and guest must help but I have a 50-foot hose available if emergency dumping is absolutely necessary. We prefer you arrive with low or empty holding tanks and dump at the local "Flying J" upon departure if necessary. NOTE: The 50-amp outlet provided is WIRED AND BREAKER-PROTECTED FOR 20-AMPS ONLY per hot leg (there are two hot legs, just like a 50-amp connection). If you do not have an adapter, we can loan you one. 20 amp service will operate lights, a single A/C, small TV, and charger/converter on a single leg "IF" refrigerator and water heater are on propane and other hi-amperage appliances (microwaves, electric heaters, hair dryers, etc.) are not utilized at the same time as the a/c on that single hot leg. ASK if you don't understand this terminology. If two simultaneous guest units, only 15 amp service is available for the second unit. The breakers for the RV outlets are in a locked outbuilding requiring host to access or guest orientation. If you are using A/C or resistance heating, or electric water heater AND staying MORE than one NIGHT, a $5 gratuity (one-time only, not per night) for electricity is suggested but NOT REQUIRED. These donations go to our favorite charity. We will gladly fill your fresh water tank but it requires use of my 150' garden hose which is not practical to leave connected. Fresh water fills and dump facility NOT AVAILABLE during periods of possible sub-freezing temperatures (normally mid-November to late March). No discharge of fireworks. No discharge of firearms on property except with Host supervision within my indoor range (pistol calibers only). ATV's may use the back yard. We may curtail operations if noise or unsafe operation is an issue.

Location

Access Road Conditions: All paved two-lane. 3.5 miles from Interstate 49 (35 mph) and 3.2 miles from MO 291. (45 mph, drops to 35 mph at Prairie Lane) The turn from southbound MO 291 to Hubach Hill Road is a very short radius and requires use of almost both lanes of traffic on both roads to turn wide enough to avoid dropping a wheel off in a deep ditch. I do not recommend it for anything but cars, vans, and pickups. Call me for alternate routing for motorhomes (including , long wheel-based Class B and C),and trailers if you expect to arrive using MO 291. Reasonable "backing" skills required, pull-thru not available except possibly for units under 25' if no other RV's are parked already. Ask host for assistance if not comfortable while backing. Trees are trimmed to about 14' to clear our RV's 12'6" clearance. 24' wide driveway is asphalt. The asphalt is a little thin right above the "ditch whistle" so try to keep vehicle tires at least 12" from those edges. It's deep everywhere else so no problem if you get a wheel off in the grass or gravel. Campsites and parking area are well-drained gravel with motion sensitive lighting at night from outbuilding. See arrival instructions when registered for suggested routes to avoid tight turns for trailers and long-wheel base motorhomes. Tow Vehicle Parking Details: Gravel parking adjacent to RV site or in front of RV. Due to the slight front to rear grade of the parking area, trailers will normally will need to disconnect in order to be able to drop the front end low enough to level easily or automatically. You can probably stay connected and still be within the 3 degree maximum angle needed for a gas refrigerator to function but you will be sitting front high. Access to all parking is a minimum of 24' wide.

    Dick was a perfect host. Great communication from start to finish. He was detailed about getting onto the land, and kind and helpful the entire time. I would definitely recommend Our Place and would stay again!!

    Dick communicated well and was very accomodating. Super easy to pull in and pretty level. He filled my fresh water tank and was very patient with me. I would highly recommend staying at “Our Place”!
