This is a semi-private shaded location. We have a small stilt house here with decks and patio. We put down a shell fill material which gives a good base for vehicles. This is nothing special but is an accessible place to stay for free. Should be an easy in and out. 10 minutes from I-75, 5 minutes north to Publix & Home Depot & Walmart.
We have critters, wild hogs that root around at night? But we have never seen them. Also possums & raccoons in the area. It’s Florida, lots of possibilities!
Potable Tap Water from Reverse Osmosis system is excellent for all uses!
Propane fill is available in Punta Gorda, Pinch a Penny Pool just north on HWY 41 or nearby just south on HWY 41 at Horner RV.
Dump Stations (maybe?) at nearby campgrounds, but call first:
Sun n Shade RV - 6 mi (south on Hwy 41, east side) $10
Pine Island KOA - 27 mi SW
Waters Edge RV - 7 mi (by airport)
Alligator RV - 2.5 mi (by walmart)
Leave it like you were never there!
Dont burn owners wood. (Firewood donations accepted!). There is plenty of fire starting material on the grounds like palm leaves & twigs.... bring larger firewood.
Let us know approximately what time you expect to be arriving, but come anytime.
Alcohol is not an issue with us as we drink red wine and maybe enjoy a beer on a hot day.
Other courtesies should be obvious.
If you need minor electricity we have an extension cord for 110 volt 15 amp
service for tv, lights and battery charging. $5 per day?? Not sure on electrical costs yet so just leave a fair donation depending what you use! We do have a 30amp outlet if you need A/C and suggest $10/day for that. And fill your tank with the best water you will find in Florida!
(Don’t blow the breaker by overloading circuits!
Newly paved road with concrete apron on to property. Access and camping areas are generally level shell gravel & grass. There is room to enter and back into spaces but not really pull through. There is access from east or west on road we live on. Florida is flat! There are some 2x6 pieces for camper jacks if needed.
I-75 exit #161 at Jones Loop is north of us and I-75 exit #158 at Tuckers Grade is east of us. In both cases you cross HWY 41 going south or west, respectively.
There is usually room on site for a tow vehicle, particularly if there is only one or two RV’s. There is also room on the road shoulder. Larger rigs or long trailers/5th wheels need to turn into the property with a wide swing but the adventurous make it!
May only check email sporadically so be patient or reserve early.
Camping area is east of the house on shell gravel pads. There are obvious areas to back into that are paved with shell gravel or you can park in the open area. Grassy areas are fine too unless there is a lot of rain as they may be soft.
The main firepit is in the SE corner of the area. Feel free to move picnic table and chairs where you need them.
There is Reverse Osmosis well water which is EXCELLENT! Best in Florida!
If we are not here when you arrive, so just do what makes boondocking sense!
Punta Gorda, Cape Coral, Ft Myers, FM Beach, Pine Island, Gasparilla Island, ICW.
Babcock Webb wildlife management area to the east of I-75 (80,000 acres) 4 miles away!
https://myfwc.com/recreation/lead/fred-babcockwebb/things-to-do/. They also offer Primitive Camping!
Charlotte Harbor Preserve State Park is just west of us offering outdoor activity.
Matlacha artist community at bridge to Pine Island, Berts Bar, fresh fish shop......also Lazy Flamingo in Bokeelia & places in St James City on Pine Island.
We are on the flyway for Punta Gorda so a few flights of Allegiant Airlines are seen. Also, at twilight and dawn there are flocks of cranes that go back & forth from northeast to southwest.
Hosts were not present while I stayed at their home. Thank you for your trust while I enjoyed your great property. Recommend highly for others and hopefully I will meet the hosts the next time around. Thanks again .
Host was very friendly. Sites are very shady, excellant surface for parking on. Was the perfect location for me to travel to see friends in the area.
A wonderful refuge to take shade from the strong Floridian sun! ☀️ The BW spot was very peaceful and our host was very relaxed.

Host was not home during the stay. Had use of the entire parking area and it was very quiet without neighbors. Highly recommend the location and hope to meet the host next time I'm in the area. Thanks Jim.
A wonderful spot to spend some time. This is our second year to visit.
This was our second time staying here, and it was just as great as the first time. The neighborhood is quiet, the pads are level, and the surroundings are beautiful! Thanks again for letting us stay at your place!

We enjoyed our visit to this peaceful spot and sharing adventures with our host.
Very nice quiet spot in lovely shaded yard. Location was great, fairly close to grocery store and other shops. Hosts very accommodating.
What a great place to stay. Easy to get there and into! They are fairly close to the beaches of Venice and we spent most of our time there. We didn't get to visit much due to our early morning leaving and coming in late but had awesome caring communications with them via text.
The place is just as described. We loved the jets that sometimes came close. Thanks for sharing your electric so we could run our heat and the offer of water!
What a nice place to stay! Jim and Vaughn are great hosts! Their property was shady and in a nice location.
We hope to go back, when we are in the area! Thanks for the awesome hospitality!
We spoke briefly with our friendly hosts on our arrival. They were getting ready to travel. This was a great location close to the State Park hiking trails. Thanks for hosting and enjoy your trip.
A great spot under shady trees close to hiking trails and the beach at Punta Gorda. Thanks for letting us share your property
Excellent hosts, warm and welcoming. He is friendly, knows the area and is willing to offer useful tips on where to go and what to see. The site is vast and cosy; trees make you feel in nature. There was another RVer who stayed at the same time. We spent some time with them at the campfire.
This was our first time staying anywhere with Boondockers Welcome. The experience could not have been any better! Our host was very gracious and made sure that we had all we needed for a nice stay.
I highly recommend this location!
Thank you very much Jim!!
Our hosts were very friendly and we enjoyed great conversation with fellow boondockers. The site was beautiful and level and we’d love to come back someday!
A Great place to kick back and relax. Close to the Charlotte harbors shops and restaurants. Lots of room
Unfortunately we didn’t get to meet Jim but our fill in hosts were great. It’s a convenient private shady spot.
We were the first guests of these wonderful hosts.
The site is vast but cosy; trees make you feel in nature.
The hosts are warm and welcoming.
I recommend this site for anywone wanting a confortable place.
Lucie et Fernand (Quebec).
Met the host’s son Who provided good recommendations for picking up some of the supplies we needed for the new rig. Thoroughly enjoyed the very private spot, complete with campfire!
There are no better hosts anywhere. They took us in even with 2 other campers. Highly recommend.
Very respectful host in a convinient location. Thank you!
I'd like to say thank you to the hosts who lovingly maintain such a beautiful house and surrounding yard and welcome visitors from afar with their open hearts. They gave me useful tips on my property search in the area and even tolerated my awful generator noise for which I'm also very grateful as it allowed me to work from my RV. All the best!
A very nice oasis in Punta Gorda. I am grateful for their hospitality
Great location if want to check out the Port Charlotte area. Hosts were very nice , and it was great to talk around the fire the last night. Hope to see them down the road sometime
This was the very first location my husband & I boondocked at with Boondockers Welcome, and it was SUCH a treat! We messaged them the same day we wanted to arrive and the hosts responded almost immediately! They allowed us to park there that night. We enjoyed a campfire together and some brats over the fire. The location was easy to find and easy parking for our sprinter van. There was a little deck to enjoy next to our parking spot as well. We only stayed for one night, but would definitely like to stay at this location next time we're around the Punta Gorda area! Thanks again for hosting us! :)
A very pleasant shady, mossy oaks site for our several days stop. We enjoyed this quiet, pleasant stay here. Hosts were great; friendly, helpful and accommodating. We even sat around the fire one night chatting. Highly recommend this place and people.
Note to birders: Added Red-cockeded Woodpecker to my life list just down the road a couple of miles at Babcock/Webb Wildlife Mgmt Area. Great area for many bird species.
We were given a very warm welcome. The location was perfect for our visit with our daughter. We loved hearing about their many adventures. Hope they can visit us in Ohio.
