We usually turn in around 10:30. We'll play length of stay by ear.
We offer 30 amp electric service and ask nothing in return for normal weekend or overnight use.
You are welcome to use your A/C or electric heat, but please offer $3.00 per day ONLY for those days A/C or electric heat is used .
BTW, we are cautious, not paranoid, regarding COVID....
We do not require you mask up.

First boondockers stay and they couldn't of been more inviting. Awesome people with great personalities and lots of fun things to share.
I very much enjoyed my time at this BW spot. I was greeted very warmly and they helped me get settled in with electric and water. I did have decent signal with AT&T but the hosts kindly offered me Wi-Fi as well. I hope I’m able to meet them again in the future, perhaps on the road somewhere. ❤️￼￼

Joe and Mary Ann, are such an amazing hosts. In addition to all the comforts they gave us ( water and electricity Hook up, dumping, wifi, and much more), they invited us to celebrate the 4th of July with them, meal, beer, campfire and a lot of chatting. We had the best time with them and their great personalities. They made us feel like home, hope to see them again sometime. Feels like we have made two new friends : )
We loved staying with this kind couple!! They were so hospitable and easy going :) we felt very “at home” here :) great WiFi, water and electricity were super too! Would love to stay again next time we come through
I cannot say enough wonderful things about this couple. They went way above and beyond what would be expected of hosts. For example, Joe took me to town to get a new horn for my TV and then installed it for me! Electric, water and even dumping were available. There is more, but I don’t want to disclose too much, lest everyone expect the same and burden them :) The property is exquisite and super quiet (except for occasional passing large truck) and very close to a wonderful section of the Finger Lakes Trail!! I hiked 12 miles one day and 10 the next. Super shaded and dense forest along what appears to be an old rail bed. Charming little town 9 miles away as well. What more can I say?
Super friendly, super helpful! Happy to have stayed with this host for a couple of nights. The beer was amazing, and both were amazingly nice to my children.
I would only reccomend experienced drivers backing in. Driveway is nice, level and wide, but the turn in is sharp and on a hill. Read ALL the info host provides and look at a map at road and driveway!
If we ever find ourselves in the area again, will certainly stay at!

We picked this BW location because it was within driving distance to the Baseball Hall of Fame. Then we read the host's reviews and knew this was the next stop for us! Our hosts met us as we were pulling in and hooked us up in no time at all. They offered us electric, sewer, wifi and a water hookup which was exactly what we needed because our water pump had quit on us. We hit it off immediately with J & MA. J offered to help us with our water pump so we picked one up at the local RV supply store down the road. We couldn't believe it (and totally humbled) when he replaced it for us within 30 minutes! These hosts are the real deal! And if this wasn't enough, they shared a bottle of riesling that J made himself. Of course we didn't expect any of this! Not only are they amazing hosts (if you have a chance to stay here you won't be sorry), but we laughed and laughed about all sorts of things. The icing on the proverbial cake was when I found out that they're also Trekkies! Can't wait to see them again! Qapla’
Great host, willing to help, both extremely friendly another positive Boondockerswelcome experience. I do hope to see them someday at our place to repay their kindness. We enjoyed a glass of their homemade wine together. Outstanding!
They are down to earth, hospitable, and inviting. Always checked in on me to see if i needed anything and even invited me to (socially distantaced) dinner. One of a kind. thanks guys!

From the moment they helped us back up our rig into their driveway, our hosts literally rolled out the red carpet! They were so easy to communicate with, a pleasure to talk to, so hospitable, and just all around genuine people. Their property was so lovely! Thank you so much for a great stay, we hope to be back again!
This was our first stay of this kind. We were renting an RV to save on hotels, as we were there from the West Coast for medical reasons. Our stay went over our booking and our hosts were wonderful and open with accommodating us. The internet use was wonderful and allowed me to continue working while we were on the road. We were offered use of the laundry machine and dryer, but declined because we worried our pet hair would ruin their machines! We were a furry bunch! They were extremely accommodating with our pets as well. The town was wonderful to drive into for something to do and there are beautiful drives all around. I am a NYer , living in the West, and it was so nice to be around people I like. It was my husbands first time seeing NY and he was in love. We are still in disbelief that we were able to park somewhere we felt safe and that had a level area, dump , water, internet, hosts that were knowledgeable and offered help when we needed it and who were so accommodating. My post is very long overdue. Our lives got very very crazy and I kept forgetting to leave this feedback. If you decide to stay here you will love them just as much as we did. The only thing we wish we could have done differently is spend more time with them. We had multiple medical appointments and I was often sick from my medications and my husband really wanted to spend some time with Joe, he liked him a lot and he is an intelligent person with lots of knowledge to share. Mary Ann is the sweetest and I could hug her all day long! We hoped to stay again, but my medical provider is opening a facility in Colorado, much closer to us, so hopefully our expensive NY trips are over. I would recommend this opportunity to anyone! I hope Mary Ann is enjoying her new 4 legged friend and they are doing well in these crazy times . Thank you for everything! You guys really don't know how much you helped us.

Beautiful level spot… Joe and Maryann couldn’t be nicer… Joe came out and help me set up with 30 amp electric water and Wi-Fi… It’s stormed all night long with lightning and thunder and in the morning everything was dry as a bone underneath the rig… Great draining !!! Really fantastic job guys !!!
We had a great stay with Joe & Mary Ann. Joe provided excellent instructions on how to best access their site and Mary Ann came out in the pouring rain to help us park. How nice! We appreciated being able to top off our water and dump our waste tanks at their site. We enjoyed their company and are happy to add them to our ever growing list of RV friends.
The hosts treated me like family, had a great time with them! The area has a lot to offer, with the wildlife center where April the giraffe lives, the AMAZING historic car museum, and adorable town, and Cooperstown very nearby.
This place is a boondockers dream! Especially if you have a dog.
Huge yard to let your dog run around, fast and reliable WiFi, sewer and electricity if needed and the best hosts / neighbors / friends you could ask for .
By the way Joe is a wiz with cars .

BW site in an idyllic setting outside a hamlet in Chenango County. Most gracious hosts provided both entertainment and fellowship. Overall RV expertise was extremely helpful. This was our second stop and our hosts made us feel like family.

Thank you, Mary Ann and Joe, for opening up your beautiful property and home to Boondockers.This was my first experience Boondocking and both Joe and Marry Ann went way above my expectations, Joe changed the oil in my truck, checked my brakes, we drank some of his great beer. Mary Ann cooked a great meal and we shared meals
and had great conversations. The property is beautiful, quiet and they have 30 amp service plus fresh spring water hookup. I recommend their place and I hope to see them again soon.
They have set the standards for boondocking very high, God bless you both and safe journeys on the road.

J&M were the best of hosts...a12 on the host 1-10 scale. They go beyond what what one expects from a host.
They treated us like family. The rural setting was peaceful and a refreshing break from our travels. Great hosts made us feel very welcome, look forward to seeing them again. Enjoyed conversation and spending time with them.
I felt like part of their family for the 5 days I was there. Who knew I'd be at a body shop to get my RV patched up, shooting range to get some gun lessons and a drone Lift-Off pad. I'll make it a point to visit again next time I'm passing through the area.
We thoroughly enjoyed our single night there..... would have preferred to have stayed longer at their lovely location, but our travel plans were tight. Joe and Mary-Ann (and their dog Suzie Q) were great hosts and really went out of their way to make us feel welcome. We feel we truly made a couple of friends during our short stay and really appreciated all the effort they put in to make our stay enjoyable.
Our hosts went above and beyond during our 3 nights stay. We cannot thank them enough for their hospitality and make us feel at home from the very beginning up to the end of our stay. We had great discussions and laughs together too. Their place is very quiet and we slept like babies in our camper van. Their dog is lovely and our boys loved to pet her while we were there. We hope they will make it to our place sometime in the future as guests.
